Navalur is on OMR about 5 km south of the Sholinganallur junction, but it falls in Thiruporur taluk of Chengalpattu district, outside the Greater Chennai Corporation, which matters more for paperwork than for engineering.
Rain in Navalur ends up in the Pallikaranai marsh
The Pallikaranai marsh has a catchment of about 235 square kilometres that includes Navalur. The marsh has lost most of its original area to building and has been cut in two by a road with no free flow beneath, so it absorbs less than it once did. When it is full, water from the catchment has nowhere fast to go. In December 2023, neighbourhoods along OMR such as Perumbakkam, Semmencheri and Pallikaranai stayed under water for days. On a new Navalur layout, check how high the plinth sits above the road before deciding where equipment goes. If it is low, put the inverter and distribution board in the terrace stair room or on an upper-floor wall, not in the car porch.
Metro works and dust along OMR
Chennai Metro's Phase 2 corridor runs along OMR towards Siruseri. Where civil works are active in front of a building, concrete and road dust settle on rooftops far faster than usual. If your terrace faces an active work zone, plan monthly cleaning for that period rather than the usual interval, and check the inverter app for a steady slide in daily units, which is the sign that dust, not weather, is cutting output. Once works move on, return to the normal routine. Buildings set back inside the layouts, away from the main road, see much less of it. Rinse with plain water first, since dry-brushing cement dust scratches the glass.
Sizing a villa on a Navalur layout
The state rooftop calculator uses 1,580 units per kW a year for Chengalpattu district, about 4.3 units a day. A 3 kW system, the smallest we install, makes about 4,740 units a year. A 5 kW villa system makes about 7,900 units a year, roughly 1,320 per two-month billing cycle.
