Sheds that became offices

When a 1960s shed is rebuilt or converted for software or office use, two things usually change: the roof and the electricity connection. A converted unit may now have an RCC or new metal roof that can take a 25-year array, and its connection may have moved to a commercial category. Both affect the design. Non-domestic connections are on net feed-in, so power used on site saves the full tariff while exported units are credited at ₹3.61 a unit up to 10 kW and ₹3.37 from 11 to 150 kW. For a weekday office, size the array to weekday daytime load, not to the roof.

Airport height zoning for taller buildings

Guindy is about 10 km from Chennai airport, and buildings in the city are checked against the Airports Authority of India's Colour Coded Zoning Map, which sets a permissible top elevation above mean sea level for each grid. AAI's 2015 guidelines say no height NOC is needed for buildings up to that elevation. For most low buildings a flush rooftop array changes nothing. For a tower already built close to its permitted height, an elevated structure adds two to three metres, so we check the building's approved height and the zoning map on AAI's NOCAS portal before proposing a raised frame.

Large loads: when rooftop is not the whole answer

Rooftop net feed-in covers systems up to 150 kW. Many Guindy campuses use more power than their roofs can supply, especially offices whose roofs carry chillers and cooling towers. For them, rooftop solar is usually the first step, sized to the clear roof. The rest of the daytime load can be met through captive or open access solar from a plant elsewhere in Tamil Nadu, which suits high-tension consumers with steady weekday demand. We assess the rooftop part on site and tell you plainly when open access is the bigger lever.

A Guindy office worked through

The state rooftop calculator uses 1,600 units per kW a year for Chennai district. A 50 kW array on a converted estate building makes about 80,000 units a year, roughly 6,670 a month. If the office uses 10,000 units a month on weekdays, nearly all of that generation is consumed on site at the full tariff, and only weekend generation is exported at the feed-in rate. If the office uses only 5,000 units a month, a smaller array earns more per rupee invested, because less of it is sold back at ₹3.37.
