Oragadam, about 55 km southwest of central Chennai, is one of South Asia's biggest automobile hubs, with more than 22 Fortune 500 companies in the Sriperumbudur to Oragadam belt. Much of the newer floor space is in developer-built warehouse and factory parks, and that changes who controls the roof.
Standing-seam roofs: clamp, do not drill
Newer parks in the belt use standing-seam metal roofs. IndoSpace's Oragadam I Phase II, for example, offers about 3,00,989 sq ft on 14 acres under a standing-seam roof with a 10-year leak-proof warranty that it states can take solar panel load. On a roof like this we mount the array with seam clamps that grip the raised seams, so not a single hole goes through the sheeting. That keeps the roof maker's leak warranty intact. Before ordering clamps, we confirm the seam profile and get the clamp approved by the roof manufacturer or the park.
Leased sheds: get roof rights in writing first
In a developer park the landlord usually owns the roof, while your company holds the electricity connection. Solar on that roof needs written consent covering access, loading, insurance, and what happens to the array if you leave before payback. Agree that before any design work. The system connects to your own service connection, and as a non-domestic consumer you are on net feed-in. Think too about lease length: a system that pays back in five years makes sense on a nine-year lease, but on a three-year lease it usually does not.
The export rate sets the size
Kancheepuram district's yield is about 1,600 units per kW a year, so a 100 kW roof system makes about 1,60,000 units a year. Every unit used on site saves your full industrial tariff. Every unit exported is credited at only ₹3.37 a unit for systems from 11 to 150 kW, or ₹3.61 up to 10 kW. A plant that runs two shifts on weekdays will use nearly all of it. A warehouse with lighting and a few forklifts charging will not, so its system should be a fraction of the roof.
