Akkarai is one of the East Coast Road residential areas of Sholinganallur, and it marks the southern end of the Thiruvanmiyur to Akkarai widening of the ECR. Both the road and the coastal building rules shape what an owner here should settle before buying a 25 year system.
Building approvals on this stretch of the ECR
In its order of 6 July 2026, the Madras High Court recorded that authorities had identified about 798 buildings in Neelankarai, Injambakkam, Sholinganallur and Uthandi built in violation of approval, without plan approval or in breach of CRZ rules, and that at least 300 had no permission at all. Akkarai, a residential part of Sholinganallur, has addresses among the parties. Before you commit to solar, keep the planning permit and completion papers for the building at hand. If a notice is pending on the property, settle it first, because the array is designed to stay on that roof for 25 years.
The ECR widening and road frontage plots
The Thiruvanmiyur to Akkarai stretch is being widened from a width of 50 to 80 feet to a uniform 30.5 m, with six lanes, a median and a footpath cum storm water drain. If your plot fronts the ECR, confirm whether any strip of the compound is affected before you place an inverter, a carport or a cable run near the road edge. Road and drain works raise a lot of dust, so book a panel wash once work near your gate is finished rather than waiting for the routine schedule.
Villa sizing around the 4 kW and 10 kW lines
Single-phase supply is limited to 4 kW, so most Akkarai villas sized at 5 kW or more need a three-phase connection first. The other line is 10 kW. Up to 10 kW a home keeps the PM Surya Ghar and Tamil Nadu subsidies and pays a network charge of about ₹0.32 a unit on generation. Above it, the subsidy goes, and the system needs CEIG approval and a separate generation meter. On two-level villa roofs, run each roof level on its own inverter input so a stair room shadow on one level does not drag down the other.
What 5 kW and 10 kW make here
At the Chennai yield of 1,600 units per kW a year, 5 kW makes about 8,000 units a year and 10 kW about 16,000, or roughly 22 and 44 units a day. For a home up to 10 kW, the network charge on that generation is about ₹0.32 a unit, roughly ₹2,600 a year for 5 kW and ₹5,100 for 10 kW. A 5 kW system costs about ₹3,20,000 before subsidy and about ₹2,20,000 after the central and Tamil Nadu subsidies. Because the subsidies are capped, they cover a larger share of a 5 kW system than of a 10 kW one.
