Large market and commercial complexes have substantial uninterrupted roof area, which makes them technically excellent solar sites. What makes them complicated is the ownership and consumption structure: the roof typically belongs to the complex owner or managing body, while electricity is consumed and paid for by hundreds of individual tenants on separate connections, plus a common services connection for lighting, pumps and lifts.

The common services connection

Lighting, water pumping, lifts, cold rooms and the sewage plant sit on a connection held by the managing body, which also owns the roof. Owner and consumer are the same party, so there is no split incentive, and this is almost always where a complex should start.

The scale is often significant

Common services in a large complex can be a substantial load in its own right, quite apart from the tenants.

Where it gets harder

Individual tenant connections

A rooftop system connects to one service connection and offsets that connection only. Serving hundreds of separate tenant meters from one array is not something rooftop solar and net metering are built to do.

Splitting benefit among tenants

Requires a structure the electricity arrangement does not naturally provide, and any proposal claiming to reduce every trader’s bill from a single rooftop array should be examined carefully.

The honest advice to a complex owner

Size against the common services load, not total consumption or available roof

That produces a smaller system than the roof could carry, but one where every generated unit offsets consumption at full tariff rather than being exported at feed-in rates.
